Payment Policy 
Zelle is the preferred payment platform, however, we do accept Paypal, Venmo, checks, and credit/debit cards. Any payments not made in US$ must be confirmed in advance. 
 
Refundable Damage Deposit 
Damage Deposit is refunded between 2-14 business days after check out. Guest staying 28 days or more will have an allowance of 100 KwH per week and additional usage will be charged at $3 MXN (appx US$ 0.15) per KwH 
 
Cancellation Policy 
Booking may be cancelled up to 60 days before your arrival date with a 10% penalty. Bookings cancelled within 60 days of the arrival date are refundable only if we are able to re-rent any of the time cancelled. Refund will be based on the amount of the new booking (net of any fees and less a 10% penalty)

During your stay
Front desk staff are on duty from 9-6PM Mon-Fri and 9-12 noon Sat to answer any questions related to the common areas. Security will greet you upon arrival, receive your guest pass, and Viva Vista's manager will greet you in the lobby for personalized check-in. Our concierge, (if selected) can pick you up at the airport, stock groceries in advance, purchase excursion tickets, coordinate our private chef, or be your tour guide while you're visiting. We are always a phone call away should you have any additional questions or concerns.

Cuisinart, Kitchen Aid Mixer, baking supplies, juice squeezer, rice maker, mini oven/toaster, Nespresso (bring your own Vertuo pods) hot plates, waffle maker, and wide selection of spices, rice, coffee, and sugar.

8' outdoor sofa with ottoman, dining table and seating for 8, swivel chairs, tripod binoculars, and serving table with mini-fridge/freezer, and Weber gas grill.  Full terrace views complimented by accordion style patio glass doors and Mirage magnetic screens.  Two variable speed fans overhead for comfort with 6' fans in all other interior rooms.  NOTE:  the terrace is shielded from the sun so afternoons are pleasant without glaring sun heating up the terrace and always a nice breeze from beach through the condo.

Smoking is allowed on the rear stairway or the smoking section of the pool area.

Yes. Elevator access, plus 4’ wide doorways and easy roll in access into showers and wide easy access onto the terrace.  Full access to the pool, too.  

We offer a multitude of apps from Netflix, Prime, Sling, and Shaw Direct Satellite.  Over 600 active TV channels along with free movies.

A world traveler describes me. I love to travel, seek adventure, and visit historical sites. I've been to all 50 U.S. States, Turkey, Greece, all through Europe, Argentina, Uruguay, Colombia, Puerto Rico, Dominican Republic, Costa Rica, Mexico and Canada. I enjoy staying in pensiones in areas where the locals live to get a feel for the culture and customs. I own two rental vacation homes and understand what it's like to create an environment that you would feel proud to rent yourself. In my spare time I volunteer for a few local charities, enjoy listening to classical or latin guitar music, play indoor and beach volleyball, hiking, and visiting ancient historical sites. I'm typically quiet, cordial, spiritual, good listener, love animals and children, and am respectful of the boundaries set by the host or guest. The one thing that people don't know about me is I can wiggle my ears. Haha. I am the eternal optimist, outgoing, and find the best in all people when I practice forgiveness.
