During your stay
Front desk staff are on duty from 9-6PM Mon-Fri and 9-12 noon Sat to answer any questions related to the common areas. Security will greet you upon arrival, receive your guest pass, and Viva Vista's manager will greet you in the lobby for personalized check-in. Our concierge, (if selected) can pick you up at the airport, stock groceries in advance, purchase excursion tickets, coordinate our private chef, or be your tour guide while you're visiting. We are always a phone call away should you have any additional questions or concerns.

⛱ All guests must fill out a visitor's guest form for security prior to check-in which include the following rules. Infractions to rules are subject to eviction without compensation.

⛱ no smoking in condo or public spaces. Designated smoking areas are located on the ground level.

⛱ No loud music, pets, children under 12 yrs of age, drug use, parties/events, or overnight guests.

⛱ Pool Rules:

• Pool hours are 9:00 a.m. until 10:00 p.m. – Daily.
• No glass or breakable objects allowed in or near the pool.
• Food and beverages is prohibited inside the pool, beverages are just allowed in the wet bar.
• No furniture is permitted to be placed in the Pool at any time (lounge chairs, etc.)
• Furniture and chaise lounge chairs are “first-come, first-serve”. • Please do not “save” chairs by placing towels or other personal items on chairs.
• Please return Pool furniture and chaise lounge chairs to where you found them.
• Swimming attire must be worn at all times when using the pool. Street clothing is not allowed.
• For safety reasons, inflatable mattresses, boats, tires, etc. are not allowed
• Please shower before entering the pool.
• No diving, running or horseplay in or around the Pool area is allowed.
• Only headphones are permitted at the pool to listen to music.
• Please dispose of all trash in the appropriate receptacle.
• Any damaged items will be repaired or replaced at Guest’s expense.
• An Adult must accompany children under 12 at all times.
• Children in diapers are not allowed in the pool at any time.
• No one is ever permitted to sit on or jump from the Pool bar counter at any time.
• The pool area has a non-smoking area designated.

Garbage:

• Garbage collection is Monday to Sunday at 11:00pm.
• Garbage must be leaved outside of your unit next to the stairways.
• Please do not put liquids in your trash bags-the liquid spills from the bags and causes stains and attracts unwanted critters.
• Please take the garbage out at night after 8:00 PM till 11:00 PM so it can be collected. There is no garbage collection during the day; if you need to dispose of garbage during the day please take it to the containers on E2.

Gym Rules:

• The gym is to be used only by renters only. Guests cannot use the gym.
• Gym hours from 7:00 AM to 10:00 PM.
• Use of the gym is at your own risk.
• No one under age 16 allowed unless accompanied by an adult.
• Always keep the doors closed to prevent condensation from the AC.
• Bring a towel to use during workout.
• Use a towel on seat back when working out.
• Wipe down the equipment with spray disinfectant after use.
• Return the weights to racks after use.
• Do not slam or drop weights.
• Keep free weights away from windows.
• 30 min limit on machines when people are waiting.
• Return the TV remote control to security and turn off TV and AC after finish.
• Report equipment problem to Security or Administration.

PARAMOUNT BAY RULES & REGULATIONS:

• Guests shall under no circumstance, hang anything on the balconies or terraces or railings. This includes towels, clothes, lights and banners/flags; or lean cushions against railings.
• Music and other noise must be kept at a moderate level so as not to disturb other Owners/Guests. Guests and Owners shall refrain from excessive noise at ALL times.
• Under no circumstances shall Guests jump from or throw any objects from the rooftops, terraces or balconies.
• Guests are entitled to make use of the Common Areas and Common Properties. Such use shall not limit, interfere or negate the same use and enjoyment of other Owners and Occupants.
• Any damage to Common Areas and Common Properties will be repaired or replaced by Administration at Guest’s expense.
• Guests are obligated to take precaution to avoid theft of their private property. The employees working for the Condo Association or the Administrator are only responsible for the Common Areas and Common Properties and they will not be obligated to watch over the private property of any Owner or Guest.
• Guests are entitled to make use of their host’s Private Unit in an orderly and reasonably quiet fashion according to the principles of common decency and consideration for others and in a manner compliant with the provisions of the Paramount Bay Bylaws without endangering or affecting in any
fashion the safety and health conditions of the Private Units of any Owners/Guests and the Common Areas.
• Guests are accountable to the Owner at all times and subject to the same obligations as the Owner.
• Guests inside and outside their Private Units shall behave in such a way as not to hinder the efficient operation of the Common Areas.
• A maximum of 6 (six) persons, including children over the age of 12, shall be allowed overnight accommodations.
• The halls, corridors and stairways of the buildings where the Private Units are located shall not be used for any other purpose other than the provision of access to the Private Units.
• Guests shall maintain their Private Units in an orderly and sanitary condition, according to the decorum of the building.
• Guests are responsible for the actions of anyone they invite to their Private Units and under no circumstances are allowed overnight privileges.

Payment Policy

Payment Policy:
Paypal, Venmo, and Transferwise accepted. Can also do Zelle for U.S. guests. Any payments not made is US$ must be confirmed in advance.
Refundable Damage Deposit:
Damage Deposit is refunded within 2 weeks after check out. Guest staying 28 days or more will have an allowance of 100 KwH per week and additional usage will be charged at $3 MXN (appx US$ 0.15) per KwHCANCELLATION POLICY

Short Term Stays:
(For stays less than 30 nights)
60 Day Cancellation Policy
• 80% Refund* of the deposit amount of the booking, if you cancel (in writing) 60 days or greater prior to the original check-in date.
• No Refunds if you cancel less than 60 days prior to the original check-in date.
If you find it necessary to cancel your booking you must provide a written notice 60 days prior to your check in date. If this condition is met, 80% of your deposit amount will be refunded. The other 20% of the deposit amount is a non-refundable administration fee
Long Term Stays & Holiday bookings:
(For stays 30 nights or greater OR that include Christmas and/or New Years)
90 Day Cancellation Policy:
• 80% Refund* of the total amount of the booking, if you cancel (in writing) 90 days or greater prior to check-in.
• No Refunds if you cancel less than 90 days prior to check-in.
If you find it necessary to cancel your long term stay, you must provide a written notice 90 days prior to your check in date. A 20% penalty/administration fee of the total amount of your booking/long term stay will apply and will be deducted from the amount of your refund.

Cancellation Policy

Cancellation policy
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. Booking may be cancelled up to 60 days before your arrival date with a 10% penalty. Bookings cancelled within 60 days of the arrival date are refundable only if we are able to re-rent any of the time cancelled. Refund will be based on the amount of the new booking (net of any fees and less a 10% penalty). No refunds for cancellations made within 7 days of check-in.
